When it is time to look for a rental home, it is a good idea to know warning signs beforehand. Often, when shopping for a new house, people focus on the attributes of the area that appeal to them instead of things that could turn into problems. The following are six signs that you should look out for the next time you look for rental houses.

1. Overeager landlords

An overeager landlord will appear to be making things easier for you when they offer to lower the rent if you move in quickly. This could be their way of getting you to sign a lease quickly before you notice flaws. An overly-enthusiastic landlord could also offer to bypass the screening procedures to help you move in faster. This is another bad sign they want you to act quickly and not check the home over well enough.

2. Incredibly low rent

If a price seems too good to be true, it probably is. If you are offered rent that does not sound reasonable, you may be getting into a rental home that is not worth the deal being offered. There are many reasons a landlord may offer lower rent amounts, and you should know those reasons. You may be able to live with issues to experience lower rent, but most times, you will end up regretting the choice. Know what you will be living with before signing a lease.

3. Not enough exits

Any house that is occupied as a living space is required to have adequate exits in case of emergencies. There should be a door or window in every bedroom that is big enough for a body to slide through. Make sure you check any attic or basement areas for exits too, as these areas are often overlooked.

While checking the exits, you need to make sure they are in working order. Don’t make the mistake of only seeing them without actually knowing they work. Doors should have locks that function properly and windows should be easy to open in case you are attempting to flee from an emergency. You should also make sure that the home is equipped with fire detectors, and carbon monoxide detectors if there are any gas appliances.

4. A landlord that does not review the lease with you

A landlord should be more than happy to have you look over the lease before expecting a signature. If they try to convince you the agreement holds just standard leasing language and there is no need to read fully, this is a red flag. There may be some language in the lease they are trying to conceal from you. If you are not given adequate time to look over the contract, or if there is no rental agreement to sign, look for a different rental home.

5. The home is a “project in-process”

When looking at a rental house, you may find there are projects the landlord is working on, like painting a room or fixing the roof. If this is the case, you will want to get something in writing that the work will be completed before you move in. Unless you personally know the landlord, you have no certainty that the work will continue or be completed once you’ve signed the lease. Don’t find yourself with a project you may have to sink personal funds into or that will make living in the rental home uncomfortable.

6. The rental home is not being maintained

When looking for a rental house, you should look for signs that the landlord is properly maintaining the property. Check that the paint is not peeling, the trim is not missing, or for any other signs that the landlord is not properly maintaining the home. When a landlord shows a rental home looking its worst with promises to make repairs, chances are, those repairs may not be done.
